What kind of property to lease for a 10 bed Residential Care facility for the elderly

Hi,

I am looking for tips or help on what type of property I can lease/buy for a 10 bed RCFE in California Bay Area. In a home you can a facility with only 6 beds. I am looking to open a 10 - 15 bed facility, preferably lease. The office buildings can't be used for it. Can someone please guide me on what kind of property/ zoning will allow be to be used for that? Would appreciate your help with this. Thanks in advance for your help
