Not trying to muddy Brian's marketing techniques, but a ROFR is pretty weak for a buyer, they have no teeth really unless the seller is placing the property on the market or attempts to sell.

I don't think I want to, or have time to attempt the flip myself so I'll look to wholesale it. 

I listened to a podcast which recommended attempting to add value to fellow investors who could be possible mentors and although I don't have money right now I do have time and the desire to learn.

It does surprise me though because the person I got that advice from is a seasoned investor.Regardless, I will attempt to contact the owner another time.
