@Jon Lanclos I rent STRs to contractors working at CVR Refining in Coffeyville Kansas.The most common thing I hear is every Monday morning when doing pre-employment drug screens for the refinery is "I wish I would have known about your furnished houses yesterday". 

I thought I did all the right things by hiring a licensed PM (not the cheapest) who answered my screening questions the best - and I am going to be taking repossession of the property in about 30 days.I've been watching and reading some great things on tips for setting up virtual "showings" and I was researching lock boxes when I stumbled upon smart locks. 

After that, I request tenant files (I look for credit screening, income, etc.), copies of any contracts the building owner has (like dumpster contract), copies of utilities statements for both summer and winter, YTD financials, and past two years financials.

Here are the questions I send out, (some of them are repeats in the application but I want to weed out the No's quick)  Also I ask them to go to a website for there free credit report and screen shot it, (figured if they do that they have nothing to hide) www.annualcreditreport.com, Please go to website for your credit score and screen shot it and send to me.

First evaluate the property tell me where my money would be best spent towards upgrades to get me the most rent and have some connections to handle repairs and upgrades then handle listing extra through screening rent and the lease    

I'm screening a tenant and his TransUnion criminal history is clean.

Legally (rental agreements and tenant screening) does any one have any advice?

And can a landlord deny tenancy if he/she thinks there are too many peopl...

It's really just a smoke screen to decrease density.
