I'm willing to bet they left stuff they don't want.If you are unable to contact the tenant, then you have either a "holdover" or an "abandonment" which have different processes to follow.

Like our state of Oregon they will only move on unlicensed activity when a complaint comes in.. but once one does come in its katy bar the door your in major trouble.

The trick is that a lot of them (like the Weichert office I initially went to work for when I got licensed) tell a great story about "continuous, ongoing training", but fail to deliver.Best bet in my opinion is to talk with another agent who got great start-up help and sign on there.

Multifamily is considered a really safe asset right now.Your best bet is trying to find an off-market deal or possibly purchasing something through probate that needs repairs.We just bought a 4plex in Riverside that had some upside and we pushed it to an 8 cap after one month with a few tweaks.

This will allow you to actively pick parts of wholesaling that peak your interests and weaknesses that you can improve on.I would also recommend reading "Investing in Real Estate with No (and Low) Money Down" from BP.

@Shiloh Lundahl , my JOb is been a Realtor and a Wholesaler,  I know, it is in the same industry but I love making active income and invest for long-term passive  income,  first, I got some SFH, rented on section 8,  but now selling them and with a goal of acquiring my first Mobiel home park.Been an agent is really great because I do not sell houses, I sell homes, all my clients and now my friends, some of them are already  interesting on investing on RE as passive investors
