Also, you might get a renter who is not used to being a tenant - first she didn't want to come out of pocket for our application fees (in this case 4 adults x $30 per = $120), so I ended up having to pay out of pocket and get reimbursed - had to do this at risk, since if I denied them there would be no reimbursement coming.
