They are vey safe  - no one would let a property go for that amount, and you would be happy if they did - As a beginner investor with $10,000, you could create an enviable portfolio of 100+ liens while learning the business.

You should always include the PM cost and if you self manager, that 10% is an extra cushion.More importantly, it insulates the beginner from some of the avoidable problems, that can quickly discourage them and lead them to conclude that this business is too hard.

Lots of beginners look for mentors who want to help out of charity, and that's not really how this works.
