Personally I am not a fan of sitting on a lot of POH homes for sale at the same time.

This is what I am doing. 

I am using a new tax professional on the recommendation of another investor, who has since passed away- he recommended his daughter.

More and more I am talking to beginning investors who are laying out their plan to invest and be done working in the next 5 years. 

I'm thinking about selling them all.Why am I selling?

I am not too kin to pay it all before the renovation work has been completed and have negotiated to keep 15% to be paid when renovation work has been completed, so that the seller has an incentive to complete the work adequately.

On one document I received it states: "The individual (applicant) is mentally competent but due to age or physical infirmity is unable to manage his or her property and affairs effectively and, recognizing this disability, has requested a conservator's appointment"It also states the conservator is: "conservator of all assets of the individual's estate".What I'm wondering is do I need the conservator to also be the co-signer on the lease?

Colorado changed from selling liens and issuing deeds to selling liens and then auctioning off deeds as well.
