What should be my script for receiving wholesale calls?

I would like to invest in one of the suburbs surrounding Philadelphia - Bucks County, Montgomery County, and Delaware County.I found a triplex through a wholesaler that I met at a REIA meeting (Diversified Investors Group). 

I've purchased a few deals from wholesalers and read a bunch on these forums and elsewhere.

To name few features, you can connect your bank & credit card account(s) to QBO to automatically download the transactions daily, set up rules for any recurring charges, setup recurring transactions (ie invoices to tenants), sent out reminder (individual or batch), accept online payments (cc & bank) which can be tenant or landlord initiated, track multiple income sources (ie. flip, rental, wholesale), track individual properties, charge tenants for reimbursable expenses, track 1099 contractors (and e-file tax forms), and create a budget.

Good luck, just be 100% honest with your intentions to wholesale and done pretend to be the cash buyer of the house.

Second, I would call other wholesalers on Craigslist or We Buy Houses signs and tell them that you would pay them $500 if they bring you a cash buyer.

I'm not a fan of some areas but I'd rather not put that on a public forum as I am a Realtor. 4- There are a lot of wholesalers in Utah.

@Nicholas Borda this is the #1 gripe about wholesalers.

Ive been buying primarily from wholesalers but started sending letters to Lis Pendens, probate, tax liens and divorces.
