Because we have historically been booked solid and have catered to mostly nurses I know we’re a good fit for others I just didn’t know how where to find quality non medical guests for this unit . 

I'd like to get some more information since I cannot find many reviews online. 

I suggest contacting a few and having phone conversations with them to find the one that best fits your needs/situation. 

How did you find this deal and how did you negotiate it?

Then you would be able to "share" a portion of that with the seller if you decided to or if you couldn't find another buyer in time(before contract with seller ends).

I find this to be a very odd question and seems to discriminatory at best.

If you're confident that you'll be able to obtain a lower rate in 6-18 months as rates fall, opt for the smallest prepayment and points option that you can find. 

There is so much information and noise out there, might be helpful to just find a local community to get your feet wet. 

A lot of my out of state clients love this market because there's still tons of opportunity for finding BRRRRs and flips.
