Setup expenses includes furniture, appliances, cookware, repair services, and some supplies such as soaps, toilet paper, tissue paper, etc. 

For starters, it's nice to not supply every financial document and my first born to ask for some money.

Also, I'm thinking a furnished SFH may have value for month to month rentals with the corporate community in GR - I'm guessing there's low supply of corporate rentals in the city - might explore that as well.

ESS is making some headway there but only on the equipment supply and integration side...installers are still hard to vet!

I’m curious about where the opportunity will come from, but I suspect that it may come from houses being priced competitively in the next 2-3 months from the sudden influx of supply.

Just have to front supplies and closing costs, and we'll get bank draws to pay the contractors labor when work is complete.

It’s usually easier to buy small MF since large MF supply is more limited in certain markets.
