Starting over from negative

So it’s always fun starting over again right?

Hi everyone, so I’m truly starting over getting back into real estate. I used to flip properties back in 2005-2008 and I got my tail handed to me in 2009 which pushed me out. I’ve had to rebuild and everything, but the climate is so different now. I’m looking to jump back in but smarter this time. I now live in Seattle and this market is crazy here, but I’m still get a lot of good deal sent to me.

Let’s talk about the back in stuff, money: so I racked up a lot of debt and until recently(thank God I have decent career) I’ve been paying off debt left and right., but I don’t have a lot saved.

Any help with advice on starting out again? Willing to take a mentor or someone who’s willing to teach me.
