If you dot your I's and cross your T's in the way you execute management, it shouldn't matter with the exception of extenuating circumstances.

Also, flipping transactions if executed regularly are considered a trade or business and subject an IRA to tax on Unrelated Business Taxable Income.The purpose of a self-directed IRA is diversification. 

The only thing I can think of is when we refinance them we pull out enough money that we can pay our staff.
