The house was gutted and ready for rehabbed or so I thought, however, additional gutting needed to be done in all three levels (first floor, attic and basement) to create an open concept and expand the master bedroom.

Interesting concept. 

In the process of purchasing a townhouse and the kitchen is horrid. Its closed off to living room. Want to know if I can open the wall up or knock it down? Not sure if it's a load bearing wall. 

This same concept is exactly the same as buying index funds vs. actively managed funds.Just look back at homes prices 20 years ago... where they lower.. yep!

I've found recommending the book "Millionaire real estate investor" to be helpful for folks trying to understand concepts and paths to financial freedom via real estate. 

I'm still very new to applying concepts of RE financing and have a more traditional upbringing on the matter.You do make a good observation about waiting 5 years to network and analyze property and I'll adjust accordingly.

The Cap Rate is likely the most misunderstood concept in all of REI.

I am very interested in trying the house hacking concept in the near future with a duplex and I am still in the research stage.
