Maximum pressure on the police is a way I would handle it reporting everything, they will eventually get tired of coming out or find something to arrest them for which somewhat solves the problem as well. 

I want to know that the seller is being treated professionally and with respect and that the wholesaler is trying to help that seller solve their problem by connecting them to me.

BUT we our offer was  appealing for other reasons, so I would say see what is the reason why the seller is saying, and make your lower offer more appealing because you are also including XYZ with your offer that might be solving problem for seller

with all due respect but you are either blind to the huge problems in real estate or have no clue about this subject....or both.Real estate is the biggest market in the world by far and arguably the most archaic in their processes.And the only people who pay the price are consumers ...And this is true in both macro and micro.Or did 2008 teach you nothing?

They won't know til they're in there.Tenant later tells me the previous owner knew of this and brought a handyman 3 different times but didn't solve the issue.
