Properties under 100K are high risk singles or doubles in tough areas.It’s important you understand what areas you are getting into and what the risk is on each property.I have seen a ton of investors chase what we call “paper returns”They look great on a spreadsheet but reality can be painfully different.Location is the first most important category, asset condition is second, returns are third.You have to have a grading system and an analysis system in place to find a great property.

@Tyler Hahn I agree with them hire the attorney and seek their advice as they would know the real estate laws best in your area.

You mention ARV, are you also seeking Rehab funds or are you simply referencing what it could be worth after you acquire and rehab in the future?

The question is entirely dependent on your criteria and if you are seeking A, B, or C class subdivisons. 

I am also new to investing and seeking propertied to invest in as well.

BP community,I am not discouraged but also find myself probably in the same situation as many who are starting out and seeking advice to get some traction.I don't have enough cash (yet) to make cash offers, so I keep losing out on the offers I put out.
