You have your standard distribution centers, warehouses, self-storage, etc.

Each property was purchased at a discount, I helped (or am still helping) them line up funding that allowed them to take cash out of the refinance without needing to wait the 6-12 month seasoning period.

Then after 6-12 months(seasoning) get the HELOC and also have the availability to use FHA again on new purchase with low down payment.Does this sounds like a more financially educated move or Should I get the Heloc now for potentially deals?

And for anyone wondering, I have a union job in NY doing highway construction right now that’s only in season 5 months a year, I still get compensated when I’m off.

What strategies did you take with private money in terms of refi, seasoning period, pay back methods to the lender?

No DTI, no seasoning, no asking about every penny you put in your account and where it came from, etc.  

Without a strong tourist season, it could kill them off.

Rebuilt storage shed in backyard and added fresh paint.

I like to learn from people who are seasoned, which is not a problem.

You could also add a piece of furniture to the left when you enter that serves as a bench with shoe storage below and have some hooks above that are for coats.
