@Anthony Wick I posted a different perspective because it’s really easy for everyone to just say Evict the tenant on an open forum.

I also like owning all my properties free and clear so you get a perspective on how I view things.  

I think you have certain expectations about the need for surface priming that don't hold up from a hands-on perspective.

Does it make sense to finish it before selling from a financial perspective?

I've gone so far as to break it down to an hourly wage on one deal and it really put it into perspective for investors. 

I hope this helps a little - repairs you must always make are things of safety, heat and water (from the judges perspective).

I have a few investment properties under my belt (converting primary residences into rentals), but am now looking into scaling up and doing my first partnership on a buy and hold condo, and looking for some advice on how to the structure the deal, especially from an equity/profit share perspective.  

I can see from owners perspective you want to be able to show it.

From a Google Maps perspective, check out Etna, Millvale, or the South Side Flats vs. the South Side Slopes to get a feel for that. 

@David McCracken if I'm understanding correctly, you should be looking at this from a lending perspective.
