However, listing agent ALWAYS owes fiduciary duty to his/her client and working in the sellers best interests....while to a buyer he owes only to be honest and disclose only safety issues, nothing else.

I'd read the blogs, check out the starting out forum, listen to podcasts and webinars, attend some reia mtgs, read more blog posts, book's published by BP and recommendations of BP guests and make some connections.I'd be patient while I narrow down my area of interest and determine the best path for myself.
