Hey @Matt Berklacy, I've worked in the Jacksonville market for the past 3 years and ran into each of these problems with my investors in addition to some others. 

@Michael Spence I've inquired with a few banks the past 6 months, and so far none of them had said there was a closing cost to a HELOC.

I will be graduating in December and would like to house hack within the loop here in Houston or wherever I end up post graduation.For the past few months I've analyzed several "house hacks" using tools provided on here and have been having a lot of fun with that.
