But be careful with following that general assertion.When it comes to lists based on basic assessor records, like absentee owner lists (which don't require abstracting like recorder records do) the quality should be pretty similar, and you'll have to dig a bit deeper to find differences.

I think some lenders are more friendly than others to the idea of putting properties in LLCs but with both lenders I've use when asked to dig into the loan paperwork the loan officers did find due on sale clauses. 

I'll have to dig into this more.  

Otherwise, if this was just a random test without any indication of a problem, I would bring in a good mold remediation company to do some analysis and start digging around.

Hi Joe,With some digging, they do exist, especially in the outlying areas of Seattle, such as Snohomish  and Pierce Counties. 

But I've only gone to a few so far so I'll keep digging.

I did a little more "digging" and evidently the lawsuit story was just a ruse to keep anyone else from trying to get the property. 

If the crack is going down the pipe through the wall you will have to dig it up outside as well so you can cut that section out.
