I am looking for multi-family units that would hit the 1% or 1.5% marks (monthly rent/purchase price) Any tips/recommendations for out of state investing? 

Also what tips would those of you give to get the best ROI for the mailers?

Does anyone have tips or tricks to finding private money?

One tip: don't try to chase the impossible and the best numbers, try to start with a simple secure deal that maybe is not giving you the best ever ROI, but that is giving you the learning experience to do better and more in the future. 

They run 90% of my investment business and do it better than I ever could have.Here are some tips I have in no particular order:1.

You were not clear whether you were looking to buy a turn key or BRRRR type rehab, though if you are saying you are risk averse I would think you would prefer the lower risk of a turn key directly from a management/investment company (though there are still risks regarding the integrity of the management company you choose, there are a lot of questionable areas being sold for ridiculous prices and you don’t want to be the one without a chair when the music stops).
