Apartment complex direct mailing
Hi I'm an agent and I'm on a team with a focus to target first time home buyers. Currently we get most of our leads through Facebook ads but I wanted to give direct mail a shot and I think a great place to start would be at a higher rate apartment complex. Only problem is how can I obtain the address book for the complex to send everybody a mailer? Also what tips would those of you give to get the best ROI for the mailers? Any advice is very helpful thank you!

I would argue that people living in apartment complexes are less likely to buy homes than people renting single-family homes, condos, duplexes, etc. Just because there are 200 renters in a complex doesn't increase your chances over mailing to 200 renters in single-family homes.
If you read about successful sales agents, they typically pursue sellers, not buyers. You list property, the buyers come to you. Sellers require a lot less work and are far more likely to result in a successful transaction and a commission check, whereas buyers will take up a ton of your time and a large percentage of them will never go through with it. When someone sells a property, they are usually buying something else so you get a second transaction or can at least refer them to someone else for a fee. And, according to Gary Keller of Keller-Williams, for every 10 sellers, you'll get a buyer naturally.
