I am looking to get some help starting in real estate investing. i would love to start off with low income mobile homes or houses that can easily be repaired and rented. 

Am I wrong in stating that an agent cannot legally compete with me without disclosure when we have established agency with me as their client?

My first deal was a mobile home park.

Typically part of an association, these are much smaller units, fixed to the ground, and not mobile at all.

There are countless ways to invest in real estate- residential buy & hold, flipping*, value-add (BRRRR), wholesaling*, commercial, hard money lending, development, land, tax liens, new construction, crowdfunding, mobile home parks, short-term rentals, etc.

In a recent podcast that interviewed Brandon Turner that I heard, if you listen in between the lines, you’ll discover even he is having enormous challenges with his apartment building in Cincinnati.It’s likely why he’s more excited about his mobile home parks and syndication deals now.It’s a common theme through the Midwest,I think.Don’t just talk to brokers and local stake holders with vested interests...Speak to investors who have actually risked capital.They’ll tell you the cold hard truth about investing in the snow belt.

I'm looking to buy a 1980s mobile home.

So my question is if it's wiser to pursue a degree in real estate or to just get my license and try to get hired as an agent with an agency?
