For the gas utilities, assuming the mechanicals are in the basement, it's pretty easy to re-plumb heat and hot water appliances from the third floor meter to the second.

The listing agent has admitted on more than one occasion to having been responsible for a contractor miscommunication (which caused part of the fallout over the Form 34), and also admitted that an appliance (microwave) listed as included in the Purchase and Sale agreement was moved out with the tenants and is now missing.If you are able to assist, please contact me as soon as possible.

This vs, an inspection report which is not from the tenant.Though during the 4 years he was there:He broke, and I paid for all the following out of my pocket.washer dryer, new garbage disposal, broke 2 drawers, broke front door security gate lock, broke front door lock, broke kitchen faucet, I re caulked bathroom, changed light switch, installed iron chair railing(because he complained after living there 3 years ), ceiling fan, toilet seat.

We're trying to get a bid from a contractor that came highly recommended, but they're saying that since we need to pull city permits (we're redoing a kitchen and bathroom and adding a washer/dryer) we need detailed plans that will cost $2000.

I know the area fairly well and I think I can bring rent up to the market rate with no renovations, possibly updating kitchens for an additional rate hike in the future.
