Throughout the process, everything seemed fine until we got to a point where he kept pushing back closing because he didn't have the documents prepared and then when we finally sent them, he expected me to sign them without having time to have attorney review them.

I use Hocker Title -- they do off-market through the regular title process, but if something comes up that requires an attorney, there are attorneys on staff who can work through the issues. 

I would gladly pay a legit mentor to help me fast track the process of finding properties to do this with.

@Ashish Acharya and @Dmitriy Fomichenko  thanks for the responses.Currently, we are using the schedule C plan to fund the solo 401k, however, income on Schedule C gets taxed as ordinary income, which is a huge hit.Follow my thought process here for a moment:I form a separate LLC taxed as an S-Corp, lets call it XYZ. 

A professional Trust Deed investment company would just let me know that they had preferred investors or be straight up with me on the funding process for whatever was going on.

The entire project challenged me, as I had to essentially become a contractor (didn't have the money to hire anyone).

If you don't live in the area, most towns will force you to hire a property manager. 

During this process the late payment got reported to collections and I shortly after completed the payment.
