While the insurance company will be fighting the person suing you to save their $4mil, they can also use those lawyers to say why you aren’t covered in this case, and save $4mil. 

I'm sure the listing agent isn't going to put up a fight if you're OK with dual agency and he keeps his commission 100%.However, in OR at least, you need to sign something stating you understand he's a dual agent representing both sides.

About 10-15 years ago counties got sick of people fighting assessed values.

So, one may need to figure out if its the lender's policy or the loan officer is ignorant (and yes, I've had to train some loan officers and fight with them to go find out that they can/should be doing it). 

Organizations have been erected to fight against such landlords, you know, the ones who take a full security deposit for a spotless rental and demand more.

@Jay Garrison She sounds like she is pretty comfortable fighting her landlord on minor issues, which makes me think it’s not the first time.
