Any positive experience with a tenant with court filing history?

Hi,

I've seen already a lot of people if not most people say that they would never ever take a tenant with a past Court eviction history.

I was wondering if there is anyone here that can tell me a POSITIVE experience  they had with a tenant they rented their apartment to, either with an eviction or even just a filing  in court for payung late their rent history.
