@Peter GoellerI would spray it with a bleach/water mixture, wipe off excess, let it dry, prime with Kilz, and then paint.

I also spent some time at home depot and came up with the following prices (rounding everything up):dry wall sheets (8x4): $15x8 = $120insulation boards (8x4): $18x6 = $108attic door: $88Closet rods (2): $20Ceiling fan: $70Outlet & switch $20Fence post: $30GFI outlet: $35Paint: $35TOTAL: $526Could I be way off on any of these?

I got there and its a bit strange...It seems like we have two things happening -- one is no heat and the valve/nut under the valve are bone dry, or we have heat coming through and the nut under the valve is leaking.
