I got started in my out of state REI a number of years back with an excellent turnkey company, but since have seen and dealt with others of whole range between really great and really terrible (even crooked), so you do have to be careful and fully vet who you partner with.

Thank you; that is truly excellent advice and I appreciate it -as per your first option I tried getting a HELOC loan and it was not approved as I hold a current investment property loan and the lender said that would only apply for owner occupied properties.
