I've been listening to Wholesaling Inc. podcasts recently and they heavily promote their TTP (talk to people) program and cold-calling.

Seeing as I have two little ones here at home, I cant just go to REIA mtgs and network, or even drive around putting up bandit signs to entice investors.What do ya'll think?

As a matter of fact, I made an offer for a condo in Harlem just a few weeks ago, enticed by the fact that there will be a new wholefoods at the corner of 125th street and Lenox, but decided to walk away from it because I already own a few high end properties and after reading this board I think I should diversify and give the low end properties a try.

Once the investors due diligence on the promoter(sponsor), the property, and the overall deal are complete, they can be completely a passive investor.
