Do I make an offer and then figure this information out during the due diligence period and adjust the offer if needed?

We didn't do this during the due diligence period, but did about 2 weeks after we got the keys.

The pixel is definitely a big help but only IF you do your due diligence in creating the right audience for the ads.I would split test a couple of different audiences meaning try and switch a few different things but only a small bit at a time so you can keep track of what’s generating more traffic.

All in all we are trucking along but some poor decisions on contractors, missed items on due diligence, and new issues have drained our rehab capital.  

Your contract should also have a due diligence clause to let you out if the deal doesn't work.
