RodriguesThose are sticker rates yes = ) I don't know the specifics to his credit score, income etc and these are just places that some folks have had decent luck with in the past and may or may not be a good fit - just trying to help quickly window shop for options!

Are you looking to hold long term and defer as much expenses as possible, wait for cap rate to compress further, wait for inflation to carry rent higher, and are you actually decently positioned CF wise?

Its market and local code dependant for all other then the (in my view and most code) the GFI's in the bath, kitchen, exterior/garage/basement outlets.Buying an older house has more expenses vs post 1970 which is when most systems are all up to snuff;  plumbing is largely copper, decent circuit breaker boxes and amperage power feeds from the street, sewer largely PVC...   

1st purchase and cash flow seems decent.

Personally, I think $304 of rent a month is pretty decent in the Bay Area.

The units are in decent shape, but could certainly use upgrading.
