If the building owner LLC (lower tax bracket) is receiving "income" from a tenant LLC (higher tax bracket) who claims it as an "expense", then he is using this false relationship to artificially transfer the rent amount from a higher bracket taxable income to a lower bracket taxable income.I'm no accountant, but I also thought LLC's had pass-through taxation so I could be completely wrong.I don't know if he is presenting significantly misleading information though.

I think that the grade 1 security claim by kwikset and the fact that they advertize them as bump-resistant resolves my concerns that I am providing good locks for their security.I am not a lock expert but it seems like this type of lock can take away a lot of business from locksmiths (nothing against locksmiths!)

Even though this is the case I know that the first year of owning a property includes most of the initial expenses that can be used to claim a loss in order to offset revenue taxes.

There is essentially no difference in the two plans you laid out.Plan A: Each of you files two Schedule Cs for half of everything orPlan B: One of you claims all of the income and expenses and then "hires" the other as a subcontractor.

In retrospect, I would have preferred to not claim these expenses against my income and simply pay the higher tax bill, than to get a tax deduction and reduce my mortgage qualification amount by a decent amount.
