There are a lot of people who do not understand what "you can't discriminate against a section 8 recipient" actually means.I challenge anyone to cite any case law showing where a landlord was a 'test case' or otherwise and was forced into accepting a section 8 tenant or financially or criminally penalized for refusing to do so, when they had not VOLUNTARILY agreed to participate in the section 8 program.Bottom line, if you and your unit are not approved, that voucher is worthless to you because it cannot be converted to actual legal currency.

we threatned three day notice and he said see you in court....he vandlised and stole and there is a police report on the theft(b and e) and the sheriff does nothing....two days ago he called for two sherrifs to come out because he said we locked him out....he had the keys....we were told we would go to jail if we called again....sheriff does not care...ie we are the criminals....unfornatly no backgrown check as he did have a full time job for over a year and he an electrician by trade. we have probable cause to go in to the mobile home but the sheriff office said until we get a 30 day notice (court) we cannot enter the mobile home and the shed....he signed the rental agreement month to month to be paid on or before the 15th of each month.

All were charged with Criminal Trespass, and the two adults with possession of THC.The next day, I was at the vacant house and three of the four minors Mothers asked to meet with me.

There may also be some civil/criminal action with the driver of the car.As far as I know you cannot hold back rent money for this without his permission.

Since many of them do it and the criminals know because their family does it too, you can see why someone is always home.In today's market burning down my rental would be a great thing.

There is a read outside chance that your tenant was a victim of identity theft with the criminal filing a tax return showing that phantom income.I sincerely doubt it.But I have to sincerely concur with others here.

I recall the one looker who reeked of alcohol on his breath - don't light a match near him I thought; when his application came back there were 9 landlord tenant cases, and a foreclosure, and a bankruptcy ...Then there was the one who I handed in writing the criteria where my criminal requirements state no unadjudicated cases - and I specifically asked them to read and confirm that wouldn't be a problem.
