I grew up in the south, you don't eradicate bugs, you take away incentive for them to come inside.

Renting to tenants with dogs is a crap shoot, either they do no damage or the damage they do is so far beyond the damage deposit that you will swear off ever renting to anyone with pets again.Bottom line is a business decision, do not make the mistake of allowing emotions to enter into your business decisions.

This is the kind of crap that you can prevent by screening all the people you accept into your property. 

Craigslist is crap, at least here.

The tenant will file an answer claiming all sorts of crap just to delay the eviction.

Pay someone who is experienced a months rent to keep you from making a mistake that could cost you thousands of dollars by placing a crap tenant. 

@Steve Vaughan - I would naturally ask more questions because I know tenants make up a lot of crap.

If you are going to deal with the crap, you should get the extra 10% income each month!

She's probably just financially irresponsible and spending her money on other crap.
