I like using the MLS better than Redfin personally in my market so I can see more agent's notes and comments, have access to showing info, get more in-depth info on properties than what Redfin shows, see upcoming listings before they're listed, set more granular search parameters, pull comps/create CMA's more easily and accurately, view info on past listings, see archived photos, access documents, schedule showings, etc.

I really appreciate what everyone has commented on this topic, maybe it isn't as crazy after all as for the vacay rental... i would remember to factor in cleaning fees (which could be passed on to the renters) as well as any extra tax for the lake resort.

@JoeI'm also getting started in the field and was hoping you could provide a bit of clarification on some points you made above (I know this comment is coming in MUCH after the fact, but one always has to ask questions);You've stated "if the buyer is looking to fix  & flip, this is not a good deal" and "if the buyer wants to do a buy & hold, also not a good deal" with the further clarification that it would not be a good deal "if they need all of the money to buy through the financing" <-- I'm not sure what this means here.
