When tenants can't pay the rent they can try to get a job, apply for welfare, apply for rent relief, go see the priest, or whatever.I run several businesses in California and I try to make believe that I am a manager who is working for a corporation in New York and I have to answer to that corporation for reasons e.g. why I made personal decisions to let tenants get away without paying their rent when I had the option to hire an attorney to evict the tenants.I own several fairly large apartment buildings and every tenant paid their rent on-time since COVID started with the exception of one 65-year old woman who lives in a studio and her rent is $1250.

We hired a property management company that did a better job of placing tenants than the previous owners had done.

Have you considered just keeping your duplex wherever it is and hiring a property manager to manage the day-to-day operation? 

Kim, please hire an accountant ;-)They should be putting all this nonsense where it's supposed to go.

One of the things I found out is that for anything that is not owner occupied and requires a permit I have to hire a professional contractor due to state law!

Don't be cheap and always hire an attorney when terminating or evicting a tenant because there are too many laws to deal with, too many changes in laws and a decent attorney turns over every stone before filing for the eviction in court.

We receive the MF statements and talk about holdings, share price, why it changes etc when they ask.The other thing we did was hire them to work on properties. 

Other than hiring a lawyer, is there a service one can hire to simply post notice on a door for intent to not renew a lease?  

My advice would be to commit by hiring someone to do the ground work.

Just like when you get interviewed by a prospective employer they do not have to hire you if you are not a fit.
