There are good wholesalers in PA, I agree with that, but overall, in any market, 99 percent of the wholesalers are bloodsuckers who don't care about the sellers, don't know rehab costs, and overinflate ARV on purpose.

I didn't really rehab them much but was thinking the hot market pushed the process up enough.

(I still haven't done my 2023 returns since this has been weighing the decision).That being said, I have a goal to buy another investment property this year and possibly do the BRRR strategy or a flip to get more capital on hand.

When most of the agents in a market are charging 6%, with the rare 5%, it’s pretty hard to negotiate as a seller.

Market rents are $650 for a 1/1 and $1,200 for 3/2 in the area for this size house.
