I look for deals in lots of places (from wholesalers, the MLS, text blasting campaigns to absentee owners, landlords) and I target pre-foreclosures and auction deals.All that matters is margin so don't rule out any buying strategies.

If the demand is incredibly high in a neighborhood but the supply is low, (say you have one house and 15 potential buyers in one neighborhood), you can then isolate the neighborhood for a marketing campaign such as EDDM (Every Door Direct Mail) to everyone in that area and perhaps get another lead in that ‘hot’ neighborhood.

If you don't want to do a mail/cold call campaign, you can find houses on the MLS that you can buy for $70k, put the $10-15k into it, and it will be worth $80-90k pretty easily, so you can get some of your money back.

Just was about to purchase my first list from ListSource for a direct marketing campaign and I get to the purchase page and then there's a bunch of different options for "Output Packages" that you can add to the order....Are these additional output packages necessary?
