Looking for a Duplex or Triplex for myself

I am a real estate agent myself, but am finally able to purchase my first property this year. I am looking for an owner occupant Duplex or 3 unit. Using our Columbus Auditor's site, I've put together a list of all of the properties I'd like to potentially purchase. I was thinking of mailing 10 mailers (1 per week) over 10 weeks saying I am looking to purchase a property and if they would be interested in selling to get ahold of me. I'm not sure if this would be the best strategy. 

Marketing is not my strong suit. My question is has anyone done this for their principal residence or have good experience with an all in one platform? someone that helps craft the message, craft the design, and when to mail it? Would this fit yellow letters or any other type of company's criteria to do?
