HI All,Any thoughts on investing in private lending vs hard money vs 1st position performing notes as far as 1) typical returns and  2) availability/ease of finding good investments in said category.

I am brand new to the whole idea of buying, selling, renting, flipping, and any other fun you can have with real estate to make some extra income on the side.  

I then continue to explain that I would like to see the financial performance of the property(usually they have a historical NOI calculation).

These days there many brands which provides home alarm systems at reasonable rates.

After watching some online-course video clips at BP, I realized learning from a big map is the best start for me to learn something brand new, rather than digging holes on every single aspect.I'm glad that I've found BiggerPockets, a great platform and opportunity for RE investors from all over the world to share, learn, and network online, especially someone new in the industry like me who is shy and doesn't feel comfortable to actively approach "strangers" in reality due to the personality.If there's anybody here from Canada as well, I will be more than happy to connect with you.

Aren't you paying to perform the background check on them?

Right now they are relying on you, the crowd, to perform the due diligence that they miss.

I think for investors that are going to get their license, they should consider working at least part time for a well branded brokerage that has good training.  

We performed nearly $15,000 in repairs on this one and had it leased within 2 weeks of completion.Rented for $800 a month and Sold to a very happy investor for $70,000.Our Trust Deed Investor received an 11% return in less than 6 months and our Cash Flow investor purchased a great, renovated property with equity with an initial 10% return.

He wrote an EXCELLENT and classic article years ago on performing due dilligence on all real estate.
