Less than 3% but at least the value is going up like nobody's business still.Have another lower end property that returns 8% but I've watched the return decline for the last few years as the prices outpace the rents due to high prices and high appreciation compounding faster than the 3% for a relatively low amount of rent (relative to the value of the house).

We've only had one person keep it out of collections.As far as avoiding this int he future, you can try stricter screening, a higher deposit, a co-signer, faster follow-up on getting them out.
