Run-away tenant in Tampa, FL

Hi BP members,

I have month to month tenant who never showed up for his move out inspection and has stopped responding to our Property manager's calls. He owes ~$500 (500 November rent plus 500 damages minus 500 security deposit). Does it make sense to go to a small claims court for this amount? Any ideas on how I can avoid this from happening in the future?

IMO, small claims is a waste of time, effort and money- -of course you win - - but will never collect.

Write off the $500 as a Bad Debt in your accounting system, cleanup the apt and get it rerented.
