Try to batch all your tasks and log your minutes.

Moving forward we will make sure there is an agreement that the owner knows it will be gross minus coin star fees if they want us to do that task.  

This is not a hard fast rule, just a quick calculation to see if you are in the ballpark with seller.That all said, in our current competitive market in many areas of the country, finding a deal at 70% is no easy task either and would be considered a triple in my area.

Granted, my eyes were better decades ago too, but you simply cannot properly examine a wide variety of issues without great task lighting!

@Dustin Murphy scaling to $5k, $10K $20K in cash flow is no easy task and as you've already noted, will require a lot of properties if you try to do it though SFR's.

One bad sub can easily result in the savings from acting as a GC vaporizing.  2) Coordinating the various subs and managing the tasks requires time and the first time you do it there are likely to be some inefficiencies that result in lost time and increased costs.  3) it takes effort. 

If they were a stacked set in a closet, definitely leave them, and make sure you have new anti-burst supply hoses for them.

My wife used to be but now she can keep the contractors on task.
