Getting Accurate Rental $$$ Info-- Due Dilligence

Hello, first post here! When I see a multi-family property online, how do I get the rent rolls and profit and loss statements to do my financial due dilligence to make an offer?

I have a real estate agent but I don't want to annoy them with this routine task. Should I call the selling agent and ask for the information? Sometimes they do not want to provide it because I am not an agent myself. How do you get around this? Thank you!
