The next action step for me is to find sales/comparable data for my market for the purpose of getting a better sense of what is selling and for what price retail houses are going for, along with comparables.  

Some agents are brokers as well, either working form themselves or under another broker.

A friend of mine has a church legally established as a 501c3 and I have been thinking about forming an LLC.

The numbers sound too tight for me.

I use to honestly get a little upset because I was feeling it was going to make investing harder for me or I was going to have to sit back until this trend slowed down or stopped.

all three are distinctly different in form and function.roofstock is more of a MLS type system highly automated representing civilian sellers by and large and some turn key companies will list their stock on Roofstock.. its pretty snazzy however after care is between you and the PM.Homeunion has some hybrid of turnkey marketing company in the same vane as Jason Hartman Maverick Norada etc.MI is what many consider the gold standard in turn key investing.. very deep experience in the space.. and control all aspects..

If you hire them as an employee you have to pay un-employment insurance, of course you will have to pay for the company side of all the taxes, filling out schedule B, 940,941, and all the state forms, you will have to go through an audit once a year for the unemployment taxes (only taxes a few minutes but you need to know what you are doing).For one employee not usually worth all the headache.
