I am looking for my first real estate deal under $300k and wondering which is the best city to invest in my budget range ,hoping to buy and rent with good cash flowI have done some research about Oshawa, Hamilton area until now, seems no much good deals over there...really really headacheWould love to hear any recommendation and input ! 

Our properties are at Rowan, Gloucester City and Burlington.  

where could i find a demolition list ( list of buildings and houses due to be torn down) and a list of abandoned houses for the city of Portsmouth, VA? 

Especially with the demolition of housing projects, you are very likely to find Section 8 tenants in many parts of the city, good and bad.

This city is rent controlled.

I am wondering if anyone has been in a similar situation of switching/diversifying from peak cities to up-and-coming cities?

I am looking for out of state investments and would like some guidance on which cities would provide good opportunities for newbies like me.

Anyone have experience with that, I know from a city planner that it's zoned for 2 or 3plex already.
