Almost every doorjamb had been kicked in, tiles cracked and broken from chopping wood inside, water damage, shoddy repairs, etc.I am not saying that you cannot structure this in a way that works for you, but the owner of this house did not and felt overwhelmed by the end condition.The story I got from neighbors is that there where always new folks coming in as workers were fired for drug use, quit, moved away etc.

I agree with Jeff B regarding what is a "must do" and what are simply complaints. (2,13 as must do)You might want to check out whether (12) screens are a requirement in your neck of the woods (in some places they are); same with those locks on the windows (3).In the future, it might be a good idea to require that non-emergency repair requests (these would typically be things that don't involve what landlords consider "fire, blood or flood") requests be done in WRITING and not through a phone call.

The structure is steel, and the outside is brick, but where wood would normally be used as siding there are large steel panels.
