Tenant Repair Requests
My husband and I just closed on a duplex today. I dropped off a letter to the new tenants giving them my contact information, new lease, etc. In my letter I ask them to let me know if there are any repair concerns.
Literally about an hour later I got a phone call with the following repair concerns:
1. Exterior doors don't have deadbolts only knob locks;
2. There is a leak in the basement from the plumbing by the water softner;
3. No locks on the windows;
4. The gutters are leaking and need to be cleaned;
5. The bathroom window needs to be secured as it is being held in by only two screws;
6. The garage door squeaks;
7. The electric burners and pans should be replaced as they can't be completely cleaned;
8. There are two spots on the living room carpet;
9. The light in the oven is burnt out;
10. No manual for thermostat so they can't figure out how to program it;
11. No smoke detector in the garage;
12. No screens on a few windows;
13. The kitchen ceiling fan is loose and one light socket doesn't work; and
14. All the windows are hard to open.
I had each client execute an estoppel agreement and in that document I ask them for needed repairs. None of this was listed. That said, I intend to get the leak in the basement checked and get the ceiling fan fixed. I will also try to find them a manual for the thermostat. We will clean the gutters in the spring (too much ice and snow right now). The screens for the windows are in the basement and we will put those on in the spring.
No smoke detector is required in the garage and I know the windows will need to be replaced eventually, but I'm not doing that right away. It has passed a winterization inspection and is certified as weatherized by the State of Wisconsin.
The previous landlord warned me that this is a demanding tenant. So, while many of the rest of the requests seem minimal (oven light, burner pans, spots in carpet, etc.), I'm not inclined to fix them. But, I don't want to be unreasonable.
