The baseboards needed to be replaced since water had bubbled the bottom of them, so all of the baseboards and door casings were replaced.

Last would be replacement cost but if the property is old and in disrepair that will not tell you much other than what the value is if you build new so the ARV would be close to that. 

When you need to replace these, you'll appreciate that 10% CapEx that you've been saving up.Vacancies - set aside a certain percentage as an "Expense".

Renovated bathroom, removing yellowed and leaking shower liner and replaced with tile. upgraded bathroom flooring from sheet vinyl to herringbone wood-look tile.

If you are buying turnkey property, that can be okay with a great PM.I have found there is no replacement for being on site nearly daily when doing a rehab though.
